PROCESS
Building a custom home, granny flat, or dual occupancy in Sydney? Renovating? You might worry about hidden costs or unreliable contractors. This process helps cut those risks before you sign anything.
Every Vivo Homes project follows a five-step journey. Whether you’re building new, adding a granny flat, developing a dual occupancy or renovating the home you already love, the destination changes, but the process doesn’t.
Confidence comes from consistency.

That’s the whole philosophy. Here’s how it works.
Where uncertainty starts
Clarity Before Commitment
Understand your goals, property needs and options.
Identification of approvals, feasibility, and the smartest path forward.
Once we understand your goals, we chart the best route. This covers the approval steps for your property, any delays, and the costs and time needed.
Every risk is identified in Clarity Plan™ before you commit to building.
Develop your design and provide transparent, itemised fixed pricing.
Once we finalise the design, we plan based on your real-life needs for the block. We then provide a fixed-price proposal with every item detailed line by line. This way, you know exactly what you’re paying for before you make a commitment.
Deliver your project through director-led construction and proactive communication.
This is where the plan becomes a reality. Your director who planned your project will stay involved during construction. They are supported by a team we trust to uphold the same high standards we expect for our own homes.
Coordinated scheduling prevents trades from delaying one another. This saves you money.
A clear process that ensures quality even after the build is complete.
Whether you’re building a custom home, a granny flat, a dual occupancy, or renovating, our framework stays the same. Every Vivo Homes client receives:
HONEST.
We’ll tell you what your property is and is not permitted before you’ve spent a dollar on plans.
PRESENT.
A project manager will stay on your project until the final inspection. You won’t deal with a rotating cast of project managers.
PROUD.
Every home we finish carries our name.

Vivo Homes follows a five-step framework for each project:
This process offers honest advice, set prices, and clear communication from your first chat to handover and beyond.
Yes. Every project we deliver — whether a custom home, renovation, granny flat or dual occupancy — follows the same five steps. The process and pricing approach remain the same no matter what you’re building.
A Complying Development Certificate (CDC) provides a quicker approval process. It’s assessed by a private certifier instead of the council. A Development Application (DA) is needed if a project falls outside CDC criteria or requires council approval for changes. We find the best pathway for your property in Clarity Plan™. We use the fastest option when it is genuinely available.
| Complying Development Certificate (CDC) | Development Application (DA) | |
|---|---|---|
| Assessed by | Private certifier | Local council |
| Best for | Projects that meet standard development criteria | Projects that don't meet CDC criteria, or need council-approved variations |
| Speed | Faster | Slower — subject to council timelines |
| Flexibility | Limited to compliant standards | Greater — allows for site-specific variations |
The timelines vary greatly depending on the type of project you are building.
You’ll get a realistic timeline specific to your property in Clarity Plan™, not a generic range.
Vivo Homes will assign a Project Manager to help oversees design and construction. You’ll have one dedicated point of contact, so you won’t need to request updates.
