Our client is a Mum, Teacher and Property Investor in Southwest Sydney. She owns a few residential investment properties with her husband, wanted to increase the return from those properties. The solution was to build a Granny Flat (Secondary Dwelling) on her compliant properties.
After assessing the site, we designed a long narrow shaped granny flat which comfortably fit the property. The granny flat tenants would access the property from the right side, while the main tenants retained the use of the left side carport and side yard creating privacy for both dwellings. The rear alfresco area would be removed, and the right-side retaining wall and fence restored.
Introducing the client’s property in Bonnyrigg Heights. This property already contained a tenanted home. At the rear there was a large alfresco area. The fence and retaining wall on the right side were falling over and overall, there wasn’t much room.
The design and approval process took approximately 6 weeks to complete. During that time the Vivo team organized architectural plans, engineering, stormwater, BASIX, Sydney Water approval and a complete and thorough material and colour selection session. The quote was finalized, building contract signed and work commenced. The building process took 16 weeks.
The Result
This beautiful granny flat comprises 2 bedrooms, living, kitchen and bathroom/laundry combo. The external finish is Hardieplank cladding, tiled roof and tiled private side entry/alfresco facing the rear. Internally there are tiles throughout, polyurethane kitchen with stone benchtops, floor to ceiling tiles in the combined bathroom/laundry, shaving cabinet and downlights throughout. The path on the right side was finished with stepping-stones and decorative pebble and the retaining wall and fence were replaced. This Granny Flat now produces additional income for the owners and a lovely home for the tenant. A win for all!
